Should My Mortgage Broker Charge Me 1 Point Origination Fee If He Is Also Charging Yield Spread Premium 1.76%?

It depends on a couple of things. Is the broker using any of the ysp to cover other costs? What is the loan amount? If your broker is truly making 2.76% and not covering any additional closing costs and your loan amount is over $100,000, then you’re being over charged.
